Do you have a signed lease with your tenants? You can be entitled to a Money Judgment for back rent plus some legal fees. If your tenant is served the Unlawful Detainer you can take action against them. Money Judgments are good for 10 years and stay on your tenants credit report. Are you owed back rent? Wage Garnishments

Once you have a Money Judgment in place you can go after your old tenants wages. If your old tenant has a W2 job you are able to garnish wages thru the employer with the Money Judgment.
